MLA Consulting, LLC provides services to residential developers that develop large lot rural subdivisions, custom home builders, townhome developers and tract home developers. We have experience in projects ranging from small scale single-family developments to large scale master planned communities and complex mixed use developments. Our experience can take the project from inception to completion.

We provide the following services for our residential clients: Feasibility Studies, Land Planning and Planned Developments, Annexation, Zoning, Land Use Entitlements, Infrastructure Master Planning & Design, Construction Plans, Cost Estimation, and Construction Administration (Management).

South Point on Richland Chambers Lake

 

South Point on Richland Chambers Lake

South Point on Richland Chambers Lake SouthPoint is the latest community developed by Texas Land & Lakes. The project includes 139 single family residential lots on 169 acres along the southern shoreline of Richland Chambers Lake in Navarro County, Texas. All lots are a minimum of 1-acre providing plenty of open space and privacy for the future residents. MLA coordinated the entitlements for the project throughout the due diligence process and provided land planning, zoning, platting, engineering design services, coordinated the construction surveying and provided construction administration services for the entire development. We have developed strong working relationships with the County Commissioners and staff, the landscape architect, the local utility companies and the water supply corporation.

The Bridges at Preston Crossings

 

The Bridges at Preston Crossings

The Bridges is a master-planned golf course and equestrian community being developed by Bluegreen Communities of Texas with approximately 2,200 single-family residential lots projected on 1,600 acres in Gunter, Grayson County, Texas. The MLA Staff played a vital role in the entitlement phase of the project working closely with the Bluegreen development team and the City Staff to annex the property into the City of Gunter and to secure the appropriate zoning of the property as a Planned Development. MLA Staff provided land planning services in close coordination with the golf course architect in order to maximize the number of lots with golf course frontage and views, adding significant value to the property. Final plats and engineering design have been completed for two phases of the development including the required construction plans for the on-site water, sewer, drainage and paving as well as an off-site water transmission main to serve the development. We provided construction administration services and coordinated the construction surveying for the completed phases. Additionally, the MLA Staff provided the layout and civil engineering site design for the Golf Course Clubhouse facility. MLA has developed strong working relationships with the City of Gunter, the landscape architect, the golf course architect, and the local utilities companies throughout the ongoing development of the project.

The Shores on Richland Chambers Lake

 

The Shores on Richland Chambers Lake

The Shores was the first community developed by Texas Land & Lakes on Richland Chambers Lake in Navarro County, Texas. The project includes 9 Phases with a total of 596 lots on 680 acres ranging in size from ½-acre to more than 6-acres. The property includes over 8 miles of shoreline along the north side of the lake with a majority of the lots being dockable, waterfront lots. The MLA staff conceptualized and developed the land plan to incorporate the dredging of three canals into the interior of the property in order to maximize the number of waterfront lots, adding significant value to the overall development. The MLA staff was responsible for coordinating and securing the appropriate approvals and permits from the Tarrant Regional Water District and the United States Army Corps of Engineers for the construction of the canals; coordinated the entitlements for the project throughout the due diligence process; and provided land planning, zoning, platting, engineering design and construction administration services and coordinated the construction surveying for the entire development.

Lake Ridge

 

Lake Ridge is a large master-planned community developed by Bluegreen Communities of Texas spanning three separate cities – Cedar Hill, Grand Prairie, and Midlothian in Dallas and Ellis County, Texas adjacent to Joe Pool Lake. The development provides a wide variety of home sites that are primarily large estate sized residential lots with exceptional views of the lake, Tangle Ridge golf course and/or heavily wooded, rolling hillsides indicative of the topography found in the Texas Hill Country. There are approximately 2,500 single-family residential lots projected on 3,000 acres adjacent to Joe Pool Lake. The MLA Staff has assisted Bluegreen with the development of more than twenty phases of the project since 1993, including due diligence, planning, annexation, zoning, platting, engineering design, construction surveying and construction administration.

Water’s Edge Ranch

Water’s Edge Ranch is the second community developed by Texas Land & Lakes in Athens, Henderson County, Texas. Similar to their first project in the area, Safari Waters Ranch, the development includes large lots in an upscale, gated community in the East Texas woods surrounding large private lakes and ponds. The project is planned for approximately 500 lots on 1,900 acres. The MLA Staff has been responsible for the development of three phases of the project to date with a total of 373 lots. Our services include land planning, platting, engineering design, coordination of the construction surveying and construction administration services. We have developed great working relationships with the Henderson County Commissioners Court, the City of Athens Planning Staff, and the local utility companies and water supply corporation throughout the development of the project.
